Financial Advice

You won’t be able to get a mortgage offer until about six months before completion, however it depends on which lender you use. A financial advisor will give a good steer as to what can be borrowed and when you should begin the formal application process. We have Independent Financial Advisers who can assist with any borrowing needs you may have, and Wealth Management partners who can advise on your ongoing investment strategy.

Reservation & Deposit

Once you’ve found a property you like, you will need to complete a reservation form and pay your reservation deposit which takes the apartment off the market and goes towards the purchase of the apartment. This isn’t a deposit, it’s typically around £1,000 - £2,000, but will come off the final price. At this stage, you’ll need to appoint a solicitor.

As part of our business ethos and HTH 360, we have carefully selected a panel of solicitors specialising in acting for both first time and seasoned investors acquiring property off plan, who are therefore subject to the strict time constraints imposed by developers and vendors. Our member firms are on the panel for a number of UK developers and banks across Asia, furthermore fluent in a variety of foreign languages to efficiently expedite the process.. This, in particular, eases the process for overseas clients acquiring property in the UK for investment or owner-occupation purposes. The exchange process usually takes around 3-4 weeks.

Exchange

You will usually be required to put down 10% of the purchase price (minus your reservation fee already paid). Even though the property doesn’t exist yet, when you pay your deposit and sign the developers purchase agreement, you’re entering into a contract to buy the property. Depending on the development, there may be further staged payments due before completion.

The Build

Now you can sit back and watch the building going up, and your apartment being constructed. The developer will often send updates during this period to let you know how construction is progressing.

Once you have exchanged, check with your financial advisor when you should start your formal mortgage application process. It depends on the lender but generally it is around six months prior to completion

Preparing for post-completion

If the purchase is for investment purposes our investment teams will make sure you are prepared. The team will be able to help you furnish the property and try to pre-let it for you so that you have a tenant in situ from as early as possible.

Exchange of contracts

Completion

When your apartment is ready, you will be sent a completion notice telling you how long you have to complete on your purchase - usually about two weeks. You will need to let your mortgage company know and your solicitor will do the rest. You will be able to collect the keys on the day of completion, however if you are based overseas we will manage the handover for you.
